Delhi’s Aerocity has changed a lot over the last few years.
What was once mainly known as an area close to Indira Gandhi International Airport is slowly becoming a destination of its own. Hotels, offices, restaurants, retail and event spaces are bringing more people into the area for reasons beyond catching a flight.
Now, two major Marriott hotels are expected to add another big chapter to Aerocity’s growth: New Delhi Marriott Marquis and The St. Regis New Delhi.
Both hotels are being developed on the same campus in Aerocity, close to Delhi airport. Marriott’s current official information lists both properties for opening in Q1 2027.
India’s first Marriott Marquis:
The New Delhi Marriott Marquis is particularly important because it will bring the Marriott Marquis brand to India for the first time.
The hotel is planned with 590 rooms, making it a large property designed for business travellers, conferences and major events. The project is also expected to have large meeting and event facilities, with around 85,000 sq ft of meeting space across the two hotels.
The Marriott Marquis is expected to have several food and beverage options, along with an M Club Lounge and Marriott’s Greatroom concept.
This makes the hotel more than just a place to stay. Its size and event facilities could make it an important choice for conferences, corporate gatherings, social events and other large functions in Delhi.
St. Regis brings a different kind of luxury:
On the same campus will be The St. Regis New Delhi.
The St. Regis is being developed as the more luxury-focused hotel of the two, with 189 rooms and suites. Its offering is expected to be more focused on luxury stays, personalised service, dining and premium experiences.
This creates an interesting combination.
One hotel is designed around large-scale business, meetings and conventions, while the other is aimed more at luxury travellers and high-end stays.
Both can serve completely different customers while being part of the same development.
A large project in the heart of Aerocity:
The hotels are part of a larger development involving Prestige Group and DB Realty. The companies entered into a joint venture for the Aerocity project, and Marriott signed the hotel management agreement in 2021.
The development covers about 7.7 acres and combines hospitality with other commercial uses. Prestige’s current project information describes the campus as a mix of offices, five-star hotels and convention facilities.
The project has also moved well beyond the early planning stage.
Prestige’s recent investor presentation reported that the hotel structures were complete, while interior work was continuing in guest rooms and public areas.
Why Aerocity matters:
The bigger story here may not be only about the two hotels.
It is about what is happening around them.
Aerocity already has a strong location advantage because of its proximity to Delhi airport. But over time, the area has developed into a business and hospitality district rather than simply an airport-side location.
Hotels, offices, restaurants and event venues have created an ecosystem where people can stay, work, meet, eat and attend events without travelling far across Delhi.
New developments are expected to add even more offices, retail, entertainment and hospitality to the area in the coming years.
This could make Aerocity increasingly important for international business travellers, corporate events, conferences and luxury travel.
Two hotels, two different purposes:
The most interesting part of this project is the combination of the two Marriott brands.
Think about a large international conference.
A company may need hundreds of rooms, large meeting areas and easy airport access. The Marriott Marquis can target that requirement.
At the same time, senior executives, VIP guests or leisure travellers may want a more exclusive luxury experience. The St. Regis can serve that audience.
This gives the same campus the ability to cater to very different types of travellers.
It also strengthens Aerocity’s position as an event and hospitality destination.
What this could mean for Delhi’s events industry:
For Delhi’s MICE industry — meetings, incentives, conferences and exhibitions — projects of this size can be significant.
Large hotels with extensive meeting facilities give event organisers more options for conferences, corporate events, weddings and large social gatherings.
The Marriott Marquis, in particular, could become an important venue for large conferences because of its room inventory and convention-focused facilities.
For the wider hospitality market, this also means more competition.
Existing hotels in Aerocity will have to compete with another major international brand, while event organisers will have another large venue to consider.
Is Aerocity becoming a destination?
That may be the bigger question.
Aerocity started with a simple advantage: it is next to the airport.
But today, the area is becoming much more than that.
People are coming to Aerocity for hotels, restaurants, offices, meetings and events. New developments could further increase the number of reasons to visit the area.
The arrival of the Marriott Marquis and St. Regis adds another strong hospitality layer to this growth.
If Aerocity continues to develop at this pace, it may eventually stop being described simply as the area near Delhi airport.
It could become a destination in its own right.
And 2027 could be an important year in that transformation.
